Getting in
Downloading the app, registering, and being approved by your property.
How do I get an account?
There are two ways in, and you can use whichever applies.
If someone sent you an invite, from your management office or another resident of your unit, scan the QR code on it, or type the 6-character code. You'll verify by phone or email, and your access starts as soon as you finish. Your property can adjust your role later.
If nobody has invited you, register yourself. It's a short wizard: pick your country and region, find your property in the list, enter your name and a phone number or email, confirm the code we send, and say how you're connected to the unit. Your registration then goes to your property for approval. They hold the record of who owns and occupies each unit, so they're the ones who confirm it.
My property isn't in the list
Then your building isn't using QasaLiving yet. The platform is adopted building by building, because it runs on your property's own unit and fee records. There's no way for an individual resident to switch it on.
If you'd like your building to use it, that decision sits with your building's committee or property management office. They can contact us at hello@qasaliving.com, or you can pass that address to them.
I registered but I'm still waiting for approval
Your account exists; your unit assignment is what's outstanding. Your management office reviews it. Chasing them is faster than chasing us, because approving it is something only they can do.
It helps to tell them the exact name and phone number or email you registered with, since that's what they're matching against their records.
I can't sign in
You can sign in with a password, or with a one-time code sent to your phone or email. There's a “sign in with a code instead” option if you'd rather not use a password at all.
- Check you're using the phone number or email registered to your unit, not a different personal one.
- If a code doesn't arrive, wait a moment and request it again, and check your spam folder if you're using email.
- If you've forgotten your password, use the forgot-password link rather than retrying.
- Confirm with your management office that your unit registration is still active. It changes when a unit changes hands or a tenancy ends.
- Still stuck? Email support@qasaliving.com with your building's name, your unit number, and the phone number or email you're trying to use. Never include your password.
Your unit & your role
What owner and tenant can each do, and who changes your unit record.
Why can another resident of my unit see things I can't?
Your unit record says how you are attached to the unit, and that decides what the app shows you. Two people in the same unit can legitimately see different things, most often around bills, because whoever is responsible for paying a charge is the one shown it.
Your management office holds that record and is the only place it can be corrected. If you think you should be seeing something you can't, or shouldn't be seeing something you can, tell them, and tell us if it looks like the app rather than the record.
How do I add my partner, family or tenant to my unit?
From your unit screen, invite them. They get a QR code and a 6-character code to claim, and you choose what role you're inviting them as, which sets what they can do in the unit. You can change it later.
You need to be an approved resident with an assigned unit before inviting is available at all, and what you can invite someone as depends on how you are attached to the unit yourself. If the option you expect isn't there, your management office can either invite them directly or correct your unit record.
You can see pending invites and cancel one. Cancelling stops the QR code and the 6-character code working immediately, so if you cancel by accident just create a new invite.
Someone shouldn't have access to my unit any more
From your unit screen you can see the active residents and revoke access. You can also leave a unit yourself if you're the one moving on.
If the person you need to remove isn't in your list, or you can't revoke them because of your role, your management office can do it.
I'm moving out. What happens to my account?
Tell your management office your move-out date. Unit registration is their record, so they're the ones who end it. You can also leave the unit from your own unit screen.
Records your building must keep for accounting or security stay with the building. Anything personal that isn't legally required can be deleted on request. See the data question further down.
Parcels
Pickup codes, collecting for someone else, and parcels that never arrive.
A parcel has arrived. How do I collect it?
The front desk logs your parcel when it arrives, and that's what notifies you. Open Parcels and you'll see what's waiting, each with a pickup code.
At the desk, either show the pickup QR or read out the code. The staff app scans or types it, shows them everything waiting for your unit, and records the handover: both who collected, and which member of staff released it.
You can copy the code if it's easier to read out than to show.
Can someone else collect my parcel?
Another active resident of your unit can: your partner, a housemate, anyone registered to the same unit. The app is built to allow exactly that and nothing wider.
A neighbour, a helper or a driver who isn't registered to your unit can't, and the desk won't be able to record them as the collector even if they have your code. If you genuinely need that, it's a conversation with your management office, not something the app can do.
A parcel I'm expecting hasn't appeared in the app
It most likely hasn't been logged yet. The app shows what your front desk has recorded, so a parcel still on a courier's van, or sitting on the desk unlogged during a busy hour, won't be there.
Your front desk is the fastest place to ask, and the only one that can check the shelf. We can confirm that no record exists, which is rarely the useful half of the answer.
A parcel shows as collected, but I didn't collect it
Check the record first. It shows who released it and who it was collected by, which quite often turns out to be someone else in your unit.
If it wasn't, raise it with your front desk. There is a record to check: a photo is taken when the parcel is logged in, and the handover itself records the name of the staff member who released it, so your office can go back to that person and ask. If it isn't resolved there, email support@qasaliving.com with your building, unit and the date.
Visitors
Inviting a guest, the pass they get, and what the desk sees.
How do I get a visitor in?
Invite them from the visitors screen: their first and last name, the dates the visit is valid for, and a note for security if it helps. “Arriving by taxi, please call on arrival” is the kind of thing worth adding.
They get an access code and a link to their pass. Security scans or types it at the gate, so there's no logbook to sign and no call up to your unit.
You can see who's on-site now, who's checked in and out, and who's still awaiting approval. You can cancel an invite or a pass at any time.
Security says my visitor is “awaiting approval”
Some visits need you to confirm before the gate will admit them. You'll get a notification and can approve or decline from the app. Until you answer, security is shown “awaiting resident approval” and is not supposed to let them through on that alone.
This is why notifications are worth allowing: a guest standing at a barrier is the one case where a missed notification is immediately visible to someone else.
My helper comes every day. Do I have to invite them each time?
No. Add them as a regular. A helper, nanny or driver gets a reusable pass they scan on each visit, instead of you issuing a fresh invite every morning.
Your building may cap how many entries a pass can be used for in a day. If you see a daily limit message, that's your property's rule rather than a fault.
My visitor says their pass link doesn't work
The pass tells them which it is: expired, cancelled, already checked out, or outside its visit window. All four are fixed the same way: issue a new invite.
If the link is simply not found, check they're using the most recent one you sent rather than an older message.
Bills & payments
What you owe, how to pay it, and bills that still look unpaid.
How do I pay a bill?
Open Bills and you'll see what's outstanding and the total. Select the bills you want to pay, several at once or all of them, and continue to payment.
Depending on what your building has enabled, you can pay by card, or pay by bank transfer using a QR code you can save to your phone and then upload your payment slip. A slip goes to your management office for review, so it shows as submitted until they confirm it.
Either way you get a receipt, and the charge and the payment stay together in your history, which is the part that matters when you need to prove it months later.
I uploaded a payment slip and the bill still isn't marked paid
That's expected. A slip is a claim that you've paid, and your management office checks it against the account before the bill closes. Until they do, it sits as submitted for review.
If it's been longer than your building's usual turnaround, chase the office. They hold the queue. Don't pay again in the meantime.
I think a charge is wrong, or I want a late fee waived
What you're charged, and the fee schedule behind it, are set by your property, not by us. Take the amount up with your management office; they can correct an invoice or waive a charge, and we can't do either on their behalf.
If the amount is right but the app is displaying it wrongly, or a payment you made isn't showing at all, that one is ours. Email support@qasaliving.com with your building, unit and the invoice.
Who else in my unit can see my bills?
It follows your unit record: whoever is responsible for a charge is the one shown it. There is also a bill visibility setting in the app for controlling what is shared within your unit.
Does the app itself cost me anything, and are there ads?
The app is provided through your property, and there is no advertising in it. That's a deliberate position rather than a current state: we don't profit from residents' attention, so there are no banner ads, no promotions, and nothing competing with your building's notices for space.
Amounts you pay in the app are your building's charges, things like service fees, utilities and bookings, not fees for using it.
Repairs & maintenance
Reporting something broken, and following it through to done.
How do I report something that needs fixing?
Start a new request, give it a short title, describe the issue, and add up to five photos. Photos are worth several messages and usually a day: a picture of the leak tells the technician what to bring.
You then follow it from submitted through in progress to completed, without ringing the office to ask whether anyone is coming.
Anything dangerous or actively flooding: call your building's security desk first, then log it so there's a record.
Can I change when the technician comes?
Your request has an appointments view, and you can ask for a different time from there. The technician sees the request on the job and can reply; management can also reschedule it.
If nobody was home when they came, the job is marked attempted and waits for a new time rather than being closed, so you haven't lost your place.
My request hasn't been actioned
The work is done by your building's own team or its contractors, so the queue and the timescales are theirs. Follow it up through the app's chat with the office, where the request and the conversation stay in the same place.

Amenities
Booking the gym, pool or function room, and cancelling a booking.
How do I book the gym, pool or function room?
Open Amenities to see what your building manages and its hours, pick a slot, and book. Your bookings are listed together so you can check or cancel one. Please do cancel if your plans change, because someone else is usually waiting.
If an amenity shows no hours, or the list is empty, your building hasn't set it up yet. That's a question for the office.
Shuttle
The timetable, live status, and who runs it.
How does the shuttle work?
The shuttle screen shows your building's runs and their live status, and upcoming trips also surface on your home screen, so you can see whether to come down now or wait upstairs.
Routes, timetables and vehicles belong to your building. A run that's late or cancelled is the office's to explain, and timetable changes are normally posted as notices. Check those first.
Notices & chat
Reading a notice in your language, and the two ways to message the office.
Can I read my building's notices in my own language?
Yes. You translate it when you want it. Your management office writes one notice in whichever language they prefer, and a notice you can't read has a translate action on it: tap it and you get that notice in your language. Nothing is translated in advance and nothing is sent to you pre-translated.
The app follows your device's language, and you can also set the app language and the translation language separately if you'd rather read the interface in one language and translated content in another.
Something in a notice looks mistranslated
Translation is machine translation, so occasional awkwardness is possible, most often with proper nouns, building-specific terms and legal phrasing. You can run the translate action again on a notice that came back badly.
If a notice's meaning is unclear, or looks wrong in a way that matters, whether a date, an amount or a safety instruction, ask your office through the app's chat rather than acting on your reading of it. Tell us as well, at support@qasaliving.com, so we can look at the translation itself.
How do I message the management office?
In the app's chat there are two different conversations, and which one you pick decides who can read it.
- Chat with the property is one-to-one between you and the management office. It is private: nobody else in your unit and nobody else in the building can see it. Use this one for anything personal, like your bill, your access, a dispute, or anything you would not say in front of a neighbour.
- Unit chat is shared with the other people registered to your unit. Everyone on the unit sees every message. Use it for the things the household shares, like who is collecting the parcel.
If you are not sure, pick the chat with the property. Some routine questions get an automated reply from the office straight away.
Office hours are your building's, not ours, so an overnight message is usually answered the next working morning. For anything urgent and physical, such as water, fire, security or a stuck lift, call your building's security desk instead.
How do I suggest an improvement to the building?
There's a suggestions section: give it a topic and a description, add a photo if it helps, and submit. It sits as awaiting a response until your management office replies, and their reply comes back on the same suggestion.
Use maintenance for things that are broken and suggestions for things that could be better. They go to different places.
Privacy, security & your data
What we hold, who can see it, and how to ask for a copy or a deletion.
Who can see my personal information?
Your management office sees what it needs to run the building: your unit, your contact route, your billing status, the requests you raise. Your personal data, including contact information, payment history and complaint records, is protected under the PDPA, the GDPR where it applies, and ISO-certified controls.
Within your unit, what the other residents see follows your unit record. Between units, neighbours see only what you choose to share, like a post you wrote in a community group.
We don't sell resident data, and there is no advertising in the app.
How do I get a copy of my data, or have it deleted?
You have the right to a copy of your personal data, to have it corrected, and to have it erased. You can request deletion from the app's own settings, or in writing.
To do it in writing, email support@qasaliving.com from the address on your account and say which you want. Requests are acknowledged within 72 hours and resolved within 30 business days.
One limit worth knowing: records your building must keep by law or contract, such as issued invoices, gate logs and parcel handovers, can't be erased on request. We'll tell you what's being retained and why.
How long do you keep my data?
The standard retention period is three years from the date of last activity, unless a longer period is required by Thai law or a regulatory obligation. The Privacy Policy linked at the foot of this page is the authority, and it's worth reading rather than taking this summary's word for it.
What security and compliance standards do you hold?
QasaLiving is SOC 2 (Type 2) audited and certified to ISO/IEC 27001:2022 for information security, ISO 9001 for quality and ISO/IEC 42001:2023 for AI management, and it's built to comply with Thailand's PDPA and the EU GDPR.

Troubleshooting
When the app will not load, will not notify you, or will not let you in.
I'm not getting notifications
Three places to check, in this order:
- The app's own notification settings: parcels, notices, visitors and billing can be turned off separately, so it's possible to have muted just the one you care about.
- Your phone's settings for QasaLiving. On iOS that's Settings → Notifications; on Android, Settings → Apps → Notifications.
- Battery optimisation. Aggressive power saving on some Android handsets delays push notifications for hours; excluding QasaLiving from it fixes what looks like an app fault.
Visitor approvals are the one to get right: a guest is standing at a barrier while that notification waits.
The app is slow, blank or crashing
In order:
- Update QasaLiving to the latest version.
- Force-quit and reopen it.
- Restart the phone.
- If one screen stays blank, pull down to refresh it; if that doesn't work, sign out and back in to reload your building's data.
Still broken? Email support@qasaliving.com with your phone model, its OS version, the app version, and a screenshot. That combination usually tells us the answer immediately.
A whole section is empty or missing
Two likely reasons, and neither is a fault. Your building may not have that module enabled. Properties turn on the parts that fit how they run, so an empty amenities list usually means nothing has been set up yet. Or your unit record doesn't give you that part: bills, for instance, are shown to whoever is responsible for paying them.
Your management office can tell you which it is, and change either.
